Short answer
High Wycombe has more flats and more private renting than most of Buckinghamshire. Many homes date from between the wars and the post-war years. Common jobs include repairs between tenancies, curtain poles and fence panels. The River Wye and groundwater can flood low parts of the valley.

Who lives in High Wycombe homes?
A mix of owners and renters, with a large share of flats. In the 7 town wards, the 2021 Census counted 31,349 households. A quarter of them, 25.0 per cent, lived in a purpose-built flat. The England figure was 17.1 per cent.
Private renters made up 23.3 per cent of households, against 15.7 per cent for Buckinghamshire as a whole. Another 1,329 households lived in a converted or shared house.
Tenants should report repairs to the landlord in writing. The landlord then chooses who does the work.
When were most Wycombe houses built?
Mostly in the 20th century. Across 9 High Wycombe areas, 32.2 per cent of homes on the Council Tax list date from 1945 to 1972. Another 16.7 per cent were built between the wars, above the England share of 14.8 per cent.
The Town Centre and Marlow Hill area has changed most. There, 36.8 per cent of homes date from 2000 or later, many of them flats.
Inter-war and post-war homes often have old textured ceilings. HSE says these can contain asbestos, so ask before anyone sands or drills them.
Does High Wycombe flood?
Some low parts can. The Environment Agency has a flood warning area for the River Wye from West Wycombe down to Bourne End. It also has one for the Hughenden Stream, from Hughenden Park to the Wye.
A separate alert area covers groundwater flooding around Wycombe, including the lower Hughenden Valley. Groundwater can rise through floors and walls, not only from the river.
A handyman can clear gutters and fit air brick covers. For flood doors and pumps, ask a firm that does that work.
Which parts of the town are conservation areas?
Several. Buckinghamshire Council lists High Wycombe, Amersham Hill, Priory Avenue and Wycombe Abbey, all due for a fresh appraisal. Leigh Street, Terriers and Totteridge are conservation areas too.
The High Wycombe appraisal covers parts such as Frogmoor, Easton Street, Saffron Platt and The Rye.
In these areas, give the council 6 weeks notice before you cut or lop a tree. GOV.UK sets out this rule.
Questions
Can a handyman move a gas pipe in my High Wycombe flat?
No. Under the Gas Safety (Installation and Use) Regulations 1998, gas work for pay must be done by a Gas Safe registered engineer.
How do I check if my Wycombe house is in a conservation area?
Use the Buckinghamshire Council heritage portal or its list of conservation area appraisals. Both show the boundaries.
Does a new fence by the road need permission?
Not if it stays within the limits. A fence next to a road used by vehicles can be up to 1 metre high. Elsewhere the limit is 2 metres.
