Short answer

Amersham is two towns: Old Amersham in the Misbourne valley, and Amersham-on-the-Hill around the station. Both have mostly older homes, with few built since 2000. The council lists four conservation areas in Amersham. In Old Amersham, the River Misbourne has its own flood warning area.

How do the two parts of Amersham differ?

The hill is younger and has more flats. In the Amersham and Chesham Bois ward, 19.7 per cent of households lived in a purpose-built flat in 2021. In the Penn Wood and Old Amersham ward, the figure was 11.0 per cent.

Detached houses lead in both. They held 39.7 per cent of households on the hill and 50.5 per cent in the Old Amersham ward.

Many owners have paid off the mortgage. In the Old Amersham ward, 45.3 per cent of households owned outright, against 32.5 per cent for England.

How old are the houses?

Mostly 20th century, with a small but old core. In the Amersham-on-the-Hill and Chesham Bois area, 19.9 per cent of homes on the Council Tax list date from 1919 to 1939. Only 12.9 per cent are from 2000 or later.

In the Old Amersham area, 13.5 per cent of homes are from before 1919.

Before 2000, builders often used asbestos in boards, floor tiles and ceiling coatings, HSE says. Ask a handyman how they deal with this before they start.

Which conservation areas cover Amersham?

Buckinghamshire Council lists four under Amersham: Old Town, Elm Close, Shardeloes Parkland and the Weller Estate. Chesham Bois has its own conservation area too.

Fences, walls and gates by a listed building need extra care. Permitted development does not cover them, so ask the council first.

Some land on the west edge of town is inside the Chilterns National Landscape. Our check put the town centre and the hill outside it.

Is Old Amersham at risk of flooding?

Some of it is. The Environment Agency runs a flood warning area for the River Misbourne at Amersham, including Amersham Old Town.

The area runs from Little Missenden to Chalfont St Giles. You can sign up for free warnings on GOV.UK.

Low walls, cellars and ground floors near the river suffer most. Keep air bricks clear and check your address on the long term flood risk map.

Questions

Can a handyman replace the light fittings in an Amersham bathroom?

Replacing a like-for-like fitting is often not notifiable. New circuits and some work in a room with a bath or shower are. If in doubt, use a registered electrician.

Do I need consent to paint the front of a listed house in Old Amersham?

You may. Buckinghamshire Council says it is a criminal offence to do unauthorised works to a listed building. Ask the council before you change its look.

How do I find out if my Amersham home is listed?

Search the National Heritage List for England, or the Buckinghamshire Council heritage portal.
