Maintenance firms for rented homes, HMOs and premises
Short answer
Landlords use maintenance firms to keep let homes in repair, during and between tenancies. A firm can fix faults, treat mould and look after gutters and gardens. Two legal checks need registered trades: gas every 12 months, by a Gas Safe engineer, and electrics every 5 years. Local firms are listed below.

What a maintenance firm does
A maintenance firm deals with the small jobs that keep a let home safe and in good order. Some work on call-out, and some visit on a schedule.
- Repair faults that tenants report.
- Press-test every alarm on each visit.
- Treat mould and redecorate between tenancies.
- Keep gutters, paths and boundaries in order.
- Let in the gas engineer, the electrician and other trades.
Checks the law requires
Private landlords in England have these duties. A handyman cannot sign off the gas or electrical checks.
- Gas: every 12 months, a Gas Safe registered engineer checks each appliance and flue.
- Electrics: a qualified person inspects and tests the installation, with 5 years as the longest gap.
- Smoke alarms: one or more on every floor that has a room people live in.
- Carbon monoxide alarms: in any room with a boiler, stove or other fixed appliance that burns fuel. Gas cookers are exempt.
- Alarms: the landlord confirms they work when each tenancy starts.
Houses in multiple occupation
A HMO with 5 or more people in 2 or more households needs a licence from the council. Buckinghamshire Council publishes a £500 application fee and a licence fee of £1,050 for a 5-bedroom house, paid before the licence is issued.
A HMO manager has extra duties for repair, fire safety and shared areas. A regular maintenance visit helps to keep on top of them.
Damp and mould
Condensation is the biggest cause of damp in houses, says Buckinghamshire Council. Its Environmental Health team investigates poor housing conditions that tenants report.
A maintenance firm can clear mould, refit extractor fans and paint with fungicidal paint. Ask what causes the damp before you only redecorate.
Shops and offices
Some firms also look after shops, offices and communal areas in blocks of flats. Ask for proof of public liability insurance and a record of each visit.
Ask how the firm will reach high work on your premises. HSE does not expect ladders to be used for long or high-risk tasks.
Questions
Can a maintenance firm do my gas safety check?
Only if its engineer is on the Gas Safe Register. Many firms arrange the check with a registered engineer and let them in.
How often must a landlord test the electrics?
At least once in 5 years in England, under the 2020 electrical safety regulations. The landlord gives the tenant a copy of the report.
Does my shared house need a licence?
In Buckinghamshire, a HMO with 5 or more people from 2 or more households needs a mandatory licence. Check with the council for your house.
