Short answer

Most Milton Keynes homes date from 1973 or later, when the new town grew. Shared ownership is far more common than in England as a whole. Wolverton and Stony Stratford are older, and Wolverton has an Article 4 direction. Milton Keynes City Council handles planning, not Buckinghamshire Council.

How new are Milton Keynes homes?

Mostly new town homes. Across the Milton Keynes council area, 47.7 per cent of homes on the Council Tax list date from 1973 to 1999. Another 32.5 per cent were built in 2000 or later.

In the Central Milton Keynes and Newlands area, 58.4 per cent date from 2000 or later. Bletchley is older, with 46.8 per cent from 1945 to 1972 across its 5 areas.

HSE says any home built or refurbished before 2000 may contain asbestos. That still covers most of the new town.

Who owns Milton Keynes homes?

Far more than the England average. In 2021, 6,905 households in the council area were in shared ownership. That is 6.1 per cent, against 1.0 per cent for England.

Private renters made up 20.9 per cent and social renters 18.1 per cent of the 113,103 households.

If you part-own or rent, check your lease before you book a repair. The housing association or landlord may have to arrange it.

What are the rules in Wolverton?

Stricter for the front of a house. Wolverton is a conservation area with an Article 4 direction. In the Wolverton and New Bradwell area, 62.8 per cent of homes date from before 1919.

The direction covers changes to walls that face a road, including painting. It also covers hard surfaces, front walls and satellite dishes on the front.

The council says repairs that repeat the old detail and materials are usually fine. If in doubt, apply for a lawful development certificate.

Are any new town buildings protected?

Some are. On 17 September 2024, the council added 132 places to its first local list, the MK New Town Heritage Register.

Being on this list does not change what needs planning permission. Historic England has also listed some new town places at grade II, such as the houses at Cofferidge Close in Stony Stratford.

Milton Keynes has 27 conservation areas in all. Low parts of Stony Stratford, such as the High Street and Queen Eleanor Street, sit in a River Great Ouse flood warning area.

Questions

Who handles planning in Milton Keynes?

Milton Keynes City Council. It is a separate unitary council from Buckinghamshire Council.

Can a handyman replace a radiator on my gas boiler system?

Swapping a radiator on a wet system is not gas work. Any work on the boiler or gas pipes needs a Gas Safe registered engineer.

I part-own my home. Who pays for repairs?

Read your shared ownership lease. Many make the leaseholder responsible for repairs inside the home.
